STATEMENT OF RENTAL POLICY

Welcome to our community. Thank you for choosing us as your place to live. In order to reside in our community, we require that each applicant and adult occupant meet certain rental criteria. Before you fill out our Rental Application, we suggest that you review these guidelines to determine whether you meet the requirements. Please note that these are our current rental criteria; nothing contained in these requirements shall constitute a guarantee or representation by the Apartments prior to these requirements going into effect; additionally, our ability to verify whether these requirements have been met is limited to the information we receive from the various resident credit reporting services used.

1.We are an equal opportunity housing provider. We fully comply with the federal Fair Housing Act. We do not discriminate against any person because of race, color, religion, sex, handicap, familial status, or national origin. We also comply with all state and local fair housing laws.

2. Apartment availability policy. Apartments become available when they are ready to rent. A vacant apartment will not be deemed available until it has been cleaned, repainted, and prepared for a new resident. We update our list of available apartments as each apartment becomes available. An apartment that was unavailable in the morning may become available later that same day.

3. Age. A person must be 19 years of age (18 if applicant is married) and qualify financially to sign a lease. All persons over the age of 18 must be parties to the lease.

4.Roommates. Each roommate must complete an application. Each applicant will be qualified separately. The income requirements may be combined.

5. Occupancy guidelines. To prevent overcrowding and undue stress on plumbing and other building systems, we restrict the number of people who may reside in an apartment. In determining these restrictions, we adhere to all applicable fair-housing laws. We allow two persons per bedroom. For example, a one-bedroom apartment could house two people, and a two-bedroom apartment could house four people.

Exception: One additional person may occupy an apartment if one of the occupants is an infant less than six months of age. For example, a one-bedroom apartment could house two people plus one infant and a two-bedroom apartment could house four people plus one infant.

6. Application process. We evaluate every apartment application in the following manner. You must submit a rental application and answer all questions on the form. To apply for an apartment all applicants must have a social security number or an ITIN. We will determine, from your responses to the application questions, whether you qualify for the apartment you are applying for. If you do not, your application will be rejected. If you do, we will check your credit report, employment and rental references to confirm that they meet our rental criteria. If you meet our criteria, we will approve your application. This process takes one to two days. We will rent available apartments to applicants in the order that their applications are approved.

7. Fees. You must pay the non-refundable application fee of $50 per person/ $75married couple. A non-refundable administrative fee of $200 will be required to hold an apartment. If the application is declined, the administrative fee will be refunded. After three (3) days if one should cancel on the agreed apartment, the administrative fee shall be forfeited. Please submit separate checks or money orders for the application fee and the administrative fee. NO CASH PLEASE.

8. Rental criteria. To qualify for an apartment you must meet the following criteria:

  • a. Income. You must have twelve (12) months of current verifiable employment. Your monthly income must be at least three times the monthly rent. You must be able to prove at least one year of employment immediately preceding the date of your application or submit three months of bank statement balances. Student Loans or checking/savings do qualify as income. If you are unemployed, you must provide proof of a source of income. If self-employed, a verifiable tax statement showing earnings from the previous year must be provided. Active military personnel must provide a copy of his/her LES and orders.
  • b. Rental history. Applicant must provide twelve (12) months of current verifiable rental history or pay an extra deposit. You must have satisfactory payment history or mortgage payment history. If you have ever been evicted or sued for any lease violation, your application will be rejected.
  • c. Credit history. Your credit record must currently be satisfactory and qualify within our One Site scoring system. You must have a score between 674-1000 without conditions, in order to be approved final. If your score falls between 543 - 673, or if you do not have any credit in your name, you may be approved with conditions and will be required to pay an additional deposit determined by property manager. Even if applicant has no credit, he/she will still be required to go through the screening process. Any score below 543 will be an automatic rejection and will be declined..

Conditions:

  • a) Any credit rating of 4 or above is an automatic rejection.
  • b) Any Collections or judgments must have a zero balance and be rated below a 4.
  • c) Bankruptcy- approved only if the bankruptcy has been discharged and a minimum of (3) newly established accounts with no less than 1 (excellent rating). Accounts that are too new to be rated will not be considered.

9. Criminal history.

  • Previous eviction or outstanding balance to a current/previous landlord.
  • Exceeding occupancy limits.
  • Falsified information on application.
  • Criminal background
  • A criminal background check will be run on all addresses of all applicants. If you have ever been convicted of a felony or convicted of a misdemeanor involving dishonesty, violence, or drugs, your application will be rejected. The application will be rejected for any of the following criminal related reasons that have occurred at any time prior to the application date.
  • Felony conviction
  • Misdemeanor conviction involving crimes against persons
  • Any illegal drug related conviction
  • Any prostitution related conviction
  • Any sex related conviction
  • Any terrorist related conviction
  • Any cruelty to animals related conviction
  • Any of the above related charges resulting in “Adjudication Withheld”
  • Active status on probation or parole resulting from any of the above

Or, if within the seven (7) years prior to the application date, there has been a misdemeanor conviction involving crimes against property.

10. Rental Insurance. Resident is required to obtain a $50,000 liability insurance policy and maintain this insurance for the duration of the residency.

“I hereby authorize Turnbury Park at Palm Aire to obtain a consumer report, and any other information it deems necessary, for the purpose of evaluating my application. I understand that such information may include, but is not limited to, credit history, civil and criminal information, records of arrest, rental history, employment/salary details, vehicle records, licensing records, and/or any other necessary information. I understand that subsequent consumer reports may be obtained and utilized under this authorization in connection with an update, renewal, extension or collection with respect or in connection with the rental or lease of a residence for which this application was made. I hereby expressly release Turnbury Park at Palm Aire, and any procurer or furnisher of information, from any liability what-so-ever in the use, procurement, or furnishing of such information, and understand that my application information may be provided to various local, state, and/or federal government agencies including without limitation, various law enforcement agencies.” By signing below I agree and fully understand this Statement of Rental Policy.
